Hello everyone,

Just moved here from Hawaii. I am currently an active duty Marine and living in Southern California. My wife is a real estate agent here and previously was an agent in Hawaii. She works full time and has years of experience in the field. If anyone needs any assistance with buying or selling in socal or Hawaii (still has contacts and license in Hawaii) please ask. I am currently in escrow trying to buy an REO property in Southern CA. I am getting the house at a 25% discount from what it was previously bought for. The home was partially upgraded and recent comps are about the same price that previous owners paid. I understand that the price before is not a 100% guarantee however this property is located in a very desirible area in SOCAL, corner lot, next door to park and elementry school. Is there some kind of calculator out there for home improvements? I have about 30k to invest in the home but I have know idea how much I can get done. The house is about 1470 sq ft. I need new flooring and want to remodel the master bedroom (knock down wall, build new closet etc... Would like new windows througout home, repaint, take off popcorn ceiling, replace french doors, update kitchen countertops, remodel bathroom, landscaping, and minor fixture replacements. If anyone can point me in the right direction it would much appreciated. Also should I look for a general contracter or hire seperate specialists. If so typically how much does this save in the end? thank you.

What is the price range? Also do they have property managers on the site?

My wife is a realtor in Hawaii. I am an active duty Marine stationed here for my 3rd tour. I joined this forum to find investment deals in other parts of the country, however if anyone needs a realtor in Hawaii, my wife is very proactive and is dedicated to customer service.

Thank you for replying biggerpo. I am looking for anything that is a good deal. I am just starting out so I need to start small. I have been trying to find posts of up and coming areas. I bought a place here in Hawaii. I have built modest equity in the 8 months i have lived in it. Everything seems to be high priced around here. I have been looking for information through the internet about land in the big island. THe only problem there is no immediate income and you can't rent land. It would problably be an investment that would pay off in 10 or more years from now. If you have any info for me that would put me in the right direction I would appreciate it. Thank you.
