The Kenai Peninsula is a beautiful spot and will make for a lovely property. Alaska has a much different climate than CA, but the maintenance approach is very similar. The average of 85 inches of snow and months like January averaging 25 degrees can create a lot of maintenance problems. Typically people still do the 5-10% depending on the property, with a few of the more conservative investors I work with leaning towards the 8-12% to be safe.
