You are doing exactly what should be done. In most states/provinces (not sure about Alabama), it's the brokerage that holds the listing, you just work as an extension of the brokerage. Who wouldn't want to get more exposure for their listings?

The question is what do you want to do? Build a portfolio or flip for a living?

If it's the former, then keep the property and move on to the next one. Most people don't have a stellar first deal, but it's a first deal nonetheless!

Mail them a cheque along with a thank you card for buying the house! I would have thought the lawyer would have included that in all the disbursements etc at closing.

I'm assuming you've listed it privately? If so, pay a seasoned professional...it's money well spent.

A house won't sell because of 2 things: price or exposure, sometimes both. In your case, if listed privately, it's likely a bit of both. You'll now have to adjust your pricing to attract all the people who saw your listing and passed it over.

What happened was that he qualified you and you didn't pass the test. Think back to the conversation, go over the questions he asked you a few times, and try to figure out where you could have given a better answer.

You're new to real estate. Considering partnering with someone who has experience.

There's schooling, then there's the real world. On the brokerage side, formal education is definitely not a factor in an agent's success. Don't go into the degree thinking that it will help you on the sales side.

Suggestion #1 is to act normal.

You'll want to sit down before hand and think of all the details you will need to make an educated decision on the property. Write these down so you don't forget. Also be prepared to talk about yourself and your experience.

@Jenner Birukow Keep in mind your structure, if you're creating an entity. LLC is not favorable for Canadians tax-wise; go with LP instead. You'll find the majority of people will suggest an LLC without knowing the tax implications with CRA.
