1. For Airbnb, make sure your pricing is correct to attract MTR bookings during the off season. Pricelabs doesn't work well for MTR pricing. You can force it to do its best or price manually.

2. Furnished Finder is an entirely different beast than Airbnb and other OTAs. It's more like a classifieds section where you can also contact renters who post a housing request. You'll occassionally get direct inquiries for your listing, but to really get the most juice out of it, you need to work the housing requests. Expect a low response rate like any sales strategy.

3. If you want insurance bookings, submit your property to relocation companies like ALE Solutions and CRS Temporary Housing. These are the companies insurance companies outsource to when they need housing for their clients who have home damage.

4. There are a few MTR Facebook groups that are very active and the community is always sharing MTR booking leads. Some of created businesses that find leads and charge a referral fee for sending you a lead that books.

Thank you so much for your response this is helpful.

1. I am bypassing price labs for MTR completely and charging monthly / airbnb and fixed on Furnished Finder because I found that pricelabs does in fact prove difficult for pricing MTR. 

2. I agree and this is exactly what I have been doing, cold calling the Housind request list on Furnished finder. Have not had any luck just yet but am hopeful. 

3. This is an option I have not considered and am not familiar with but will absolutely research. Thank you for that. 

4. I have been utilizing Facebook MTR groups in my market as well and have come up flat.

Like I originally stated in my post I am currently breaking even simply with my in season short term rentals, which has been covering my annual expenses. If I can figure out how to flip my property and install a Mid term renter in the offseason to get into the positive this would be an amazing bonus so I really appreciate all of the insight and help thank you!

MTR isn't quite LTR, and it isn't quite STR, and it definitely isn't just merging the two together. MTRs have a very different clientele who are the target avatar, so going back to the OP's post. Have you adjusted your listing on AirBnB, Vrbo, and furnishedfinder for your off-season target demographic? The headline should be very clear and direct. "3 bed/ 2 bath, 1.3 miles to city square" is much better than "spacious oasis with gorgeous porches near the Peach-y Beach". By and large, MTR residents are coming to work (or for relocation due to flood, fire or wind), and they approach finding housing with their analytical brain, not the emotional one.

It's also not uncommon that the person tasked with finding accomodations for the MTR resident isn't going to be staying there at all. This applies to house hunters for construction crews (or high-value individuals), insurance claim relocation specialists, and nursing contract placement coordinators.  If your listing sounds "professional", these folks are much more likely to want to deal with you. Their top priority is getting their residents placed in great housing, but right behind that in priority is getting them placed efficiently. Giving them a listing that speaks to their needs, in their language pushes you to the top of their list.


One last caveat I always add to people not finding residents through ff.com. If you are used to the STR world, be aware that ff.com and the STR platforms behave very differently. AirBnB and Vrbo push notifications to you, but most of our residents from furnishedfinder have come from the more passive "unmatched housing requests". You would need to log in to ff.com to see these leads. I do it several times a day as a habit now.

I absolutely agree with the suggestion above to make friends with realtors. A great demographic is those who have sold a home and are waiting to buy or build their next one. Realtors are the best source for those leads.


Miguel this is so helpful thank you for your response. I have been prepared to the fact that STR and MTR are two very different worlds and I believe I am ready for the seasonal turn around. I will adjust my listings in regards to your suggestions across all of my platforms.

Hi Everyone, 

I'm a rookie real estate investor with one short term rental in South Carolina. Currently my STR is doing great during the busy summer season in SC and covers my offseason which is fantastic, but I'd like to maximize my income with this property. I'd like to list it as a mid-term rental in the offseason October- March and I'm looking for some guidance.


Furnished Finder has proven to be a bit difficult for me and I have not been able to land a mid term renter just yet. Does anyone have a suggestion on how I could accomplish this through Airbnb? Right now I use Hospitable as my channel manager and Price labs for dynamic pricing. I'm not sure if there is a creative way to accomplish my goal through that software that is integrated as well. I'm a bit stuck.
