Post: Estimating Repair Costs

Here is the best way to estimate the costs for your rehab projects.

Visit Home Depot or Lowes and get prices per sqft for tile, sqyd for carpet, squares for roof, sinks, cabinets, vanities, lights, paint, etc... the major stuff...

Enter that data into a spreadsheet.

Call up persons from the different trades, carpet installers, tile installers,

cabinet installers, plumbers, electricians.

Ask them what they charge per square foot and/or repair/installation.

Examples:

Ask the tile person how much they charge per square foot

Ask the roofer how much they charge per square

Ask the plumber how much in install a new water heater.

etc...

After you gather all that information all you need is the number of

sqft, squares, items that need repair/installation/attention.

Enter those numbers into a spreadsheet, multiply, and sum the costs up.

Once you have this spreadsheet done, all estimating after that will be quick and easy.

You can even put this spreadsheet on your PDA phone for optimal/efficient estimating.

I started CREI with a cre convention.

Shortly afterwards I put a 1/4 page newspaper ad in a

coupon tabloid newspaper for about $600/mo

From that I got my 1st Subject-To.

I've been unemployable shortly afterwards.

Posting in Craigslist can certainly be profitable - especially

if you are in an area that is free to post in.

The Key is that you must be a great copywriter to compel users

to open your ad and continue reading, and respond.

Then --systematize-- posting your ad as frequently as Craigslist allows

so it only take you less than 3 minutes get in, post, get out.

For a small budget,

For $0 upfront, you motivate bird-dogs to find you properties

and you pay them $#### when you buy a house from their referral.

Door-knocking is your best bet, then fliers.

You can pay $0.05 to copy a flier. Less if you order Post-it notes.

You can pass them out or

you can pay $0.10/flyer for someone to pass them out.

$450 would get you 3000 flyers on a door.

For a company name and web domain you'll want to keep it descriptive to what you do and who you are. Otherwise you'll have to ramp up to 'brand' it to just that. Then keep it as brief as possible.

My domain is "we buy houses coaching" (see my signature below) can you guess that that's about?

Also note that it is optimal if your web domain includes the search words/terms that people would search for when looking for your services.

Because of the limited leads that I am getting I would invest in
any sort of deal that makes sense (profitable). I've done pretty
much every type of creative investing deal/transaction once or twice.

Hello, Glad to find such an active forum with a lot of
good content.

I've been investing full time since 2002 after my fun with
Intel as a programmer. With my programming skills
I have gotten 2nd position in Google search for "we buy houses"
and 3rd position for "we buy houses coaching".

That took a lot of search engine optimization (SEO) work.

So, for marketing I'm using the internet and "we buy houses"
signs in the neighborhoods I would want houses in.
I'm only targeting median house prices which has dropped
to about $250k-$275k.

Now I'm looking to develop a more consistent business.
The Portland-Metro market hasn't been doing that. Of course
I can't blame Portland, but only myself.

Looking for recommendations to any other cities that
you have heard of that is doing pretty good.

Or do you have some ideas (and encouragement) on
what's working best for you.

I'll look forward to hearing from you.
