Thanks for the input above guys. Really appreciate it. I also wanted to add that my philosophy is not to sell, I would rather hold on to these properties and get these passive returns over long term. Now thinking of this long term, would it still make sense over the next 30 years. If so then what after 30 years? Should I sell? renovate? pass it on to my kids to keep earning passive returns? maybe im thinking too far ahead but what is the best long term plan.

Hello all, 

I wanted to inquire about 1920 properties. I am looking at some single family homes in the Toledo area. The package consist of 11 properties with an attractive 13% cap rate. All properties are recently renovated and now occupied. 8% maintenance was factored into the cap rate. Are these properties worth investing in for long term passive income or do they come with scary surprises in the long run. I would appreciate any advice. Thanks
