I was able to find a new leasing agent that I have more confidence in. I had my old agent use zillow, the MLS, and apartments.com. Professional photos were taken.


 Is your new leasing agent also a property manager? I’m thinking of switching PM because I’m having somewhat the same issue as yours. My property is in Fulton. Thanks. 


 Yes he is also a property manager and he reached out to me on bigger pockets. It seems as thought property managers are some of the best people for the job

It might be out there, but depends on what you consider safe and whether you are looking for something move in ready or if you can/want to do some rehab work. Atlanta has been a booming market. A lot of cool areas in the city being developed.

I do! I work with two in Atlanta that I love. If you want me to intro you to one or both, shoot me an email and let me know the property address. Reason that matters is because they both do different areas and types of properties, so I can see which one might be a fit. If they both might be, I can intro you to both and you can decide who you like best.

Post: Eviction process in Fulton Co., GA [POST-COVID]

I went through a similar situation last month. First, don't use Evict Them For Me. It's a long story, but they have no idea how this is done. I used them because I am out of state; they filed the wrong form, entered the wrong dates and unpaid rents, and terminated the lease without my consent. It was a mess. Thankfully, I educated myself about the process and was able to catch the errors before they became detrimental. They forced me to use their "attorney" for the hearing, but I refused. I attended the court hearing myself and I am glad I did that and I was able to convince the judge about the errors that company made. 

About changing the locks, you can't legally do that while they "are still there". Unfortunately, you'd have to go through the eviction process or convince them to leave the property voluntarily. Don't forget to have your communications in writing specially if they'd pretend they moved out, but a few items were left behind. You don't want them to claim you changed locks while they were trying to get their items. Good luck!
