I use the same mortgage broker for every deal. It's like a cookie cutter situation every time. I get him what he needs and we close in 30-40 days. Ever try that route?

It a good deal and I would jump and can you tell me the next "Google" stock since you have the ability to see the future?
If the carpet is older I would just bite the bullet and get some new cheap carpet. Then tell them that they are on the hook from now on if something goes wrong in the unit. Put the language in writing. If they don't like it tell them they can move out at the end of their lease or you will let them out of their lease and move on.

Always put wording in the lease that landlord has the right to keep security deposit of the terms of the lease are broken for any reason. This protects you from vacancy issues and loss of income due to lease breaking. Do this any you are covered. As for your situation it's your call but it sounds like you did not have this language In the contract.

I would go knock on the door. Or send a letter. Pay up for your going to get evicted. Keep the security deposit and last months rent. Get the process going asap. Evictions don't happen overnight so the sooner you start the sooner he is out.

Wait why on earth would you pay someone to get out?? I say pay me or get out! Your not running a shelter. I'm sure she has relatives she can stay with. I know it sounds heartless but every tenant has a hardship story and they get old. Your running a business and that's what you have to do. Explain that she has a month to figure it out but after that she's out. Simple as that. If she doesn't, well I guess you have to evict her. But I refuse to pay someone that owes me money to leave. Talk about taking it up the you know what...

I use an S Corp. it keeps my properties separate from my personal expenses and I can write off my business expenses to offset my income from my regular job.

I use it along with an mls listing from a Realestate agent. In this day with all of the technology out there you can get up to the minute listings. But if you are looking for foreclosure and county owned auctions you need to look elsewhere. It just depends what you are looking for.

Bottom line here is always always always have tenants pay utilities. If they know your paying them they could care less about how much electric, water, ect they use. Checking the HVAC system is a good thing once a year too!
I would stay out of cook county. It just can't be trusted. It's a cess pool of corruption and crime. The collar counties are growing and you can get better properties for less money. Just my thoughts for someone who lives in cook county.
