Thanks, Jay I had already thought of trying to find him a roommate to help cover the mortgage. Just have to figure out how off-campus students find each other. You have a good point about how the marketing could be completely different in 4 years. I've been studying on BP for a few months now and this will be my first deal. Just don't want to make a mistake! Thank u!

To clarify, he will need it for 4 years minimum. I guess I think of tenants looking for an apartment going into an office and having all units to choose from and onsite property manager conveniently being there to cater to the tenant. At least that's how I've rented apartments. Never would have thought of Craigslist or MLS when I've looked for an apartment so wasn't sure if other people did. This is Fresno I'm looking at btw. Thanks for the responses.

I'm looking at buying a condo or apartment for college student instead of throwing money down the drain for dorm or rent. When he's done with it, is it difficult to market a single unit and compete with the complexes with a single owner? How do you market it? Thanks in advance!
