Quote from @Adrian Hall:

Define "desirable area" -- what is important to you?

The market is stable. There's a housing affordability crisis due to the influx of relocations that happened from 2020-2022...so rent increased rapidly, but its leveled out.

For our rentals we are looking for a mix long term and short term properties. The long term rentals should be in B class neighborhoods and the short term need to be in areas that appeal to visitors to UT or to the Smokies.

As for our personal residence we are looking for property to build on with comparable homes in the area.  We are looking for 5-10 acres.

Quote from @Laura Casner:

I can attest that there are a lot of bed contractors in Knoxville. I think I've hired all of them lol. So if you are good and trustworthy then you will likely do well!

Thanks Laura. We will adding real estate to our portfolio when we get there. Do it sounds like being able to do a lot of the work ourselves will be a good option.

We will be relocating the Knoxville area and we are looking to get dome information on the area. What areas are the most desirable? What is the construction/real estate markets like?  I don’t always trust what I can find via google. Any help would be greatly appreciated.
