The market has been very hot with low days on markets and fast appreciating prices. For investments you are gonna have to find off markets properties that require rehab, and be ready to pull the trigger quick.

Have heard good things about Visio Lending. They have a program specific to short term rentals.

@Dave Rolf I built out projections for a single property but stopped working on the multiple property projections for now.

@Jonathan Lopez at that price point you won't find anything in Raleigh, even a distressed property. I have not done analysis on Concord so can't comment there if the price point will work.

If you are looking for that price point and a cash flow property look at markets like Fayetteville, High Point, Burlington and Rocky Mount. Some will have a bit lower property class but the trade off is cash flow.
