Hey, Im a new investor in Columbus, ohio and my first property purchased I inherited tenants that the previous landlord promised to evict and address but never did. I did eventually get them out but they left the place in shambles. I know I dont have much recourse but what agency do I report this too so the when the next landlord pulls their file its attached. There has to be some accountability or do I just let it go?

Im a new investment landlord. I signed up took the 90 day challenge and recently closed on a duplex. Im looking to firstly work on the curb appeal. Currently there are trees from a next door property that has grown over a fence into my yard and and even grown within the electrical pole wires (dangerous) Whose responsibility is it to cut them back? What recourse do I have with the other owner if they refuse?

Hello all i am a newbie in Columbus, ohio and I'm taking the 90 day challenge and analyzing deals.  Still new so hope this is not a crazy question.  Is there anything different you need to do in the rental calculator when analyzing duplexes.  I've analyzed a few and the  numbers seemed too good to be true.
