Thanks for your input BB. I'm not confused at all, maybe the question was confusing.
On the NYS license website there are several different types of real estate licenses. See https://www.dos.ny.gov/forms/licensing/0036-a.pdf.
-Individual Broker to work under just your own name
-Trade name broker to work under a trade name
-LLC to conduct business under an LLC
I would like to get my real estate license and access to the MLS right now, before my LLC is created. In order to do the application for a license I must choose now what kind of license I am applying for. I know that I will eventually start a company/ LLC, so I am not sure if it is best to wait until that is complete before applying for the real estate license so that I can get the LLC real estate license. I would prefer to get a license before then. Should I just get an individual license in the meantime?
Anyone who has actually applied for a license when it was not your full time job, what kind did you apply for?

I am an Attorney in NY State and I am interested in starting a company to flip houses. I see that there are several different options for the type of license that I can apply for; individual, limited liability company, Associate Broker, etc.
I am not sure at this time if I would want to change careers and work as an agent full time. Right now I would like access to the MLS and the ability to start looking for properties. My company is not named/ no papers have been filed at this point. I intend to have a company name/ papers done by the time I actually do a deal but want the license sooner than that.
What kind of license should I apply for in the meantime/ should I wait until I have those papers for the company in place? What is the best option for a scenario where I do want to be an agent full time for a company (like Keller Williams for example) and what are the best options for a scenario where I do not what to be an agent full time?
Any help would be greatly appreciated! Thank you in advance!
