On my most recent flip, I signed the papers at the courthouse and went straight to the flip and started demolishing the house that same hour, lol. Hard money is expensive--I wouldn't waste the time waiting around. If the house is legally yours now, jump in!

Thank you everyone for your replies! +4 (including me) for mineral/rock wool. We originally decided that's what this was months ago, however I have been coughing and clearing my throat a lot lately this week even with a mask on as we cleared one last room and replaced all with pink batt.... (this rock wool was on the interior ceilings of the house and zero insulation on the exterior walls where I wanted it!)
Now I woke up with a sore throat, sneezing, extremely stuffed up, etc. So it appears I was coming down with a wonderful summer cold/allergies and its not from the insulation. Yuck!

Hello all,
Can anyone help me identify this type of loose-fill insulation? It is gray-white, fluffy, has small shiny strands in it, fluffs around like snow... Please see pictures. Any help is appreciated! Thank you.

This is something I need to remember for the future. I'll be applying for my first HELOC later this year on the equity I'm currently creating in this live-in flip. I absolutely want someone to walk through the house and see the amazing things! I would be devastated if they only drove by! I intend to print before/after pics and put together a whole "appraisal packet" to encourage a nice number. Congrats on getting yours adjusted!

@Christopher Phillips, Thank you. I am going to look up a ductless split system and see what gives me the most cooling power and the least unsightly giant units on the walls! Haha.

@Tom W. I definitely intend to keep the current boiler system (unfortunately), as this was a bank-required repair (FHA203K repair) and I just paid for a brand new one January 2017 & for the fixing of numerous leaks in the pipes which burst when the bank turned the utilities off, pipes froze, and the house sat for 6 years. The boiler system has baseboard radiator heat & 3 new thermostats that must stay since they were all completely replaced. I am trying to avoid large unsightly units that will detract from the rehab I am completing... Can I put a mini-split wall mounted on the floor area instead of in the ceiling area where everyone will be staring at this large white thing?
I will definitely be having someone else install the cooling system--I just wanted to be a little more familiar with what I'm asking the HVAC guy for. Thank you.

Hi everyone. If anyone can help point me in the right direction, I'd appreciate it!
This is the first time I've owned a house with a boiler system. While I have all the walls open still, I'd like to put in an air conditioning system/central air type, but there's a boiler---blahhh, hate it so far! No forced air/ductwork in this house. It hit 64 degrees outside the other day and the upstairs shot up to 75! Today the outside temp was 78 and My upstairs is at 82! Yuck.
I do not want window units since this is a higher end home. What are my other options?? Mini condenser systems or something? Mini ductwork? I'm not familiar with the name of the possible products so I can't really Google much when I don't know what its called yet. Thank you for any help!
Post: 6.5 foot Ceilings, is this a concern

I recently expanded a bathroom and dropped the ceilings to accommodate new plumbing. My ceilings are now 7'5" instead of 8 feet and that's about as low as I wanted to go before it started looking/feeling too small. I'm 5'7" and I can reach up and outstretch my arm to touch the ceiling lights. 6 and a half feet would be a deal breaker for me. Plus I wear 6" heels all the time, hahaha...

Yes, there is an HR dept. I also found it weird that they asked, however, I suppose he will learn more of what they are asking when he goes in on Friday. Thank you all!
