@Justin Thiesse The only lock We use is the Schlage encode on all (over 20) of our STRs. They have several different trim packages (we use Camelot trim).

Every once in a while we get a defective lock (batteries drain quickly), but we simply swap out for new one and problem solved. Batteries (AA) need to be changed every 6 months or so (We Always Keep a spare key in a lock box for those battery surprises). 

Tons of functionality (battery life, code management, time stamps, remote lock and unlock, lock status, etc.) right from your smart phone via the Schlage app. Over all very pleased. Hopefully this helps.

Hello BP,

I am looking for boots on the ground, or a great property manager in the central city area of Phoenix AZ.

I am currently self managing several small multi family apartments In Phoenix, and need recommendations for property management or boots on the ground (with me continuing to self manage). 

Does anyone have any suggestions or recommendations? And help will be greatly appreciated.

@Brian Medansky I will ask about HELOC's with local banks as well as cu's. I absolutely agree that I need to pull out trapped equity.

I definitely agree with not wanting to ever sell this property. 


Do you know of a HELOC that can be done for investment property?

For some reason I thought of home equity lines of credit as being an owner occupant type of product.
