while we're on the topic; I have a question in the same realm... 

I've noticed hard money lenders offer 30 year fixed for rehab and rent projects. I spoke with a lender and they offered 2 points up front with 7.5% interest for a 30 yr. 75% LTV, 6 month seasoning, no credit inquiry, just 640+ credit.

Just curious if anyone has had any personal experience doing a 30 year fixed with a HML?

looks amazing. I see so many of those houses in Philly and I stay away. But this was a fantastic looking reno, kudos and much success! 

In my area there are inexpensive freelance photographers on CL. They have pro equipment and know how "make it pop". Try a pro without spending the pro bucks by hitting CL. 

Your pic (assuming it was taken on a cell phone) should not look better then the pic on the MLS... but it does.

If the photos make a difference,  I'm sure all parties involved will be happy.
