@Todd Powell thanks for your insight. I’ll be ready to pull the trigger in about 8-10 months (want to pay off some miscellaneous debt first) by then I should have a better understanding of the market and be able to analyze deals. Right now I’m running the numbers so I can determine my target market and then start with some direct marketing perhaps. I’ll work on that next. I figure by the time I’m ready to make an offer I should have a business plan in place. I’ll also be talking to some banks / lenders to make sure I have that part in place.

@Joe Prillaman thanks for the book recommendations! I just downloaded Rich Dad Poor Dad on audible. the other two will definitely go on my list. Congrats to you and your wife! 

@Natalie Schanne I've been thinking about renting my "weekend" home, only issue is I am there a couple times a month. My granddaughter and her parents live there : )  and I have dogs that travel with me so I don't like to stay at other peoples homes. However it's an option. Actually thought of renting it out and buying a duplex in the same town that I can house hack. Rent one half and live in the other half when I'm in town. I have time to think about it since I don't plan on laying out any money for about a year. Just looking at my options and learning all I can right now about the market and multi family homes.

@Jill F. thanks for your response. Nice to know it's being done right now. Love your advice about the plumber and HVAC people. Because I will be 3 hours from my market I need to have a really good system and people I can trust on the ground. Luckily I know lots of people in the area (lived there 23 years)so I'm hoping I can put it all together and have a plan in place before I even purchase my first property.
