I would never buy from or sell to anyone that sent out unsolicited text blasts.  I've typically keep over 25 properties as rentals for over 20 years.  My phone rings off the hook with solicitations to buy - so I leave my vmx full and ignore unknown callers.  My texts have gotten worse than the calls now.  Hell would freeze over before I ever did business with someone that did business this way.  You come across as a newbie or a scammer!
