Similar situation, except i just have my primary home at 2.45% 30 yr fix. I am in the DFW area also and was wondering the same thing, should i do a HELOC or Refi to help fund my first buy and hold? or keep saving and just wait? ......following.

We've bought and sold several properties since then. How flexible are you? If you're a homeowner consider turning your current home into a rental. You know the house and you know the neighborhood.
If you have yet to buy your first home start there. Living in the house allows you to purchase with a smaller down payment. Live in the house for at least a year then buy your next one. This is the easiest way to get started. Investing isn't a race. Just get started. A Realtor who's also an experienced investor can be your greatest asset. Hope this helps.

Thanks Rob for the advice, I appreciate it. I have bought and sold primary homes before, in fact i am currently living in my 3rd primary home in which i love and don't think i would rent it out ( i just put a pool in the yard for my grandkids) my APR is 2.45% and my home is now worth waaaay! more than i bought it for, so i think i will hold on to it. however, since my location is quickly growing i would like to invest in my neighborhood. In the mean time i will keep educating myself for when that time comes. thanks again for sharing your experience.

I would not worry about throwing out the course, except for the fact that you spent thousands on it! There are plenty of great books you can read, I would look into books written by Brandon Turner or David Greene. There is also a Bigger Pockets podcast that you can tune into. I am under the belief system that a lot of real estate is learned through action though and that we learn through action. I am happy you are here, there are a lot of things getting thrown around about the market. I will tell you that there is a way to make every market work for you.
Thanks for responding Olivia, Yes action speaks louder than words but knowledge also goes a long way. I will take your advice and order David Greene's book and keep listening to BP's podcast.

Hello Devin, Thanks for responding. I am new to Dallas and currently educating myself about this process and locations, but yes if you can offer mentorship it will be greatly appreciated and yes when the time comes i will invest in the North Dallas area. I have tones of questions so yes lets stay in touch.

Hi BP’s, newbie here in the north dallas suburban area of Frisco Tx. I’ve always wanted to invest in property but I was to afraid of the unknown. I’m a lot older now and decided to do something I know I will love and enjoy . I’m currently taking it all in, learning and educating myself to have my first investment property by the end of the year or sooner. …. Funny thing about me is I spent thousands on a program 20 years ago to teach me how to invest and buy property . The material kept coming via box after box after box. I was so overwhelmed I trashed the whole program and now 20 years later I’m here with an 800 credit score, no education but still determined to be successful . Moral of the story if I would have tossed those boxes and jumped into real estate anyway I would be rich by now. In the meantime I welcome all advice, mentorship and or Partnership.💕
