I've been pleased to work with Synovus and Renasant Banks.  They do require 30% and 25% down payment respectively as well as a personal guarantee.  If you don't have a down payment, you will likely need to find a partner who does.

@Hunter Kelley  Yes, I couldn't find it online either.  The group is run by people who, like myself, have more "life experience" than other groups.  They are not as tech savvy, but I can tell you that when it comes to real estate, there is a ton of knowledge in the room, and they are excited to share what they know with new investors.  The group meets at Newks on University.  Meeting starts at 7:00, but many of us get there around 6 for dinner.  Introduce yourself to me and I will connect you with the other members there.  You can PM me if you have specific questions or want to meet before then.

@Hunter Kelley Welcome to the site! There are lots of helpful RE investors here in the area. I love your enthusiasm!! Look up the Tennessee Valley REI (TVREI) on Meetup. We meet the 4th Monday at Newks on University. Just let us know that you are brand new and start asking questions. I'm usually there, so introduce yourself to me and I will get you connected with some of the others.

It would depend a bit on the established tenants.  Good payment history, no drama - I'd rather have Option A.  If they are problem tenants (one reason the owner may be selling) then Option B.  

Do you know if this is just your particular courthouse, or is this statewide?  Which county were you looking up?

This is a little late, but you can order one from Amazon and have it shipped to the address of the out of state house.  You just need someone there to install it and put a key in.
