This house has had a fire and repair costs are 90-120k. Current ARV is 135k however, larger, 2 story houses in the development are selling for the low 200's. This will be sold to demolish the current structure and rebuild.

4BR, 2 Bath house on Janvier Rd in good condition, the kitchen and bathrooms are original but the rest of the house has been updated. It is very clean but the kitchen needs to be replacing, the bathrooms definitely for a flip, you may be able to get away with them for a rental, they are immaculate and functional but original.

According to the owner the roof is 9 years old, the HVAC and hot water heater is about 7 years old. The septic system is unknown but probably original, this house is 47 years old. It is located on a quiet road on .88 acres.

The ARV is $215k, the most recent and relevant comp is 1325 Janvier Rd which sold in days with a septic cert but not a replaced system. That house is 400 sq ft less and sold for 190k. Repairs on this house are 10k-25k depending on if it's a flip or a rental and how snazzy you want to get.

Thank you, very helpful. I am proficient in negotiating seller financing as my main exit strategy is lease options. This house is just out of my parameters due to size, it's only 1000 square feet. 

Are there caveats to wholesaling a seller finance deal? My main concern would be that the end buyer wouldn't hold up on the terms of the agreement. I realize I wouldn't be financially responsible but moral responsibility is important to me as well. 

Do your ratios apply to multifamily as well as single family @Steve Vaughan? I'm not sure if there is anything specific to multifamily properties which I do come across in response to my marketing.

Hello All! Happy New Year. 

Is there a formula that is used to wholesale to landlords other than the typical ARVx.70-repairs-wholesale fee? In this instance it is a small single family in a rental neighborhood that needs very little in repairs. How would I price it to market to a landlord? 

Is the formula different for a multifamily?

I have read/heard so much conflicting information about the transfer tax. As a wholesaler I am expanding my business into PA and I can't get an answer on the following:

Is the transfer tax paid for simply assigning a contract, not double close? Is this a part of the closing costs at settlement? How is it that not many wholesalers are paying this or even know about it? 

I have asked a multitude of people in the local REIA, mortgage brokers, and title clerks and some say it does not have to be paid on an assignment, others say it has to be paid even if we aren't settling on the contract.

Thoughts please?
