- I was planning on assigning the contract and yes I told the seller about this.

- I felt the numbers were right that's why I signed the contract.  This is the first deal I put under contract.  I made a mistake and did not analyze properly.

Hey BP, So I have a house under contract. Originally the seller said she would not go any lower than 75k. I talked her down to 42k. My situation is this- the price is a little too high for the area and I can't find a buyer for anything higher than 40k. I have talked with multiple seasoned wholesalers and they all think the price is too high. I now have to renegotiate with a seller who I've already talked down significantly. I am looking for some advice on what to go back to the seller and say. She's an 83 year old woman and needs the money for the rest of her life. I feel terrible, but I'm trying not to let my feelings get in the way of business. Any advice would be great. Thanks !

Hey BP,

I have a lead on a house in a great neighborhood.  The house is updated except the kitchen and master bath.  The owner wants 330k, but his price is flexible.  The house directly behind his, which is very similar to the subject property's layout just sold for 358k with an updated kitchen and master bath.  the seller still owes 280k so he wouldn't take anything else.  The house is currently rented too and the family renting would be willing to move.  Houses in this neighborhood are moving very fast, even if they aren't fully updated

My question is... If I could get the property under contract for the right price could it potentially be a good wholetail deal?  I know a big selling point is the kitchen and bath, but I feel that this house could easily sell for 330k.  Let me know what you think?  and if this sounds like a stupid question (which it could be because I am still very new) feel free to berate me and tell me I'm an idiot... Thanks

Thanks. My issue here is that the estimated repairs are about 100k to get it up to the standards of the neighborhood. Do I still propose a JV?
