Hi All!

It was been a long time for us since doing direct to seller marketing. In the past we have had success with Vanant Property and Probate lists. My question is what are good lists to target in 2023?

I am a broker in PA. The Consumer Notice is a required document to have signed on any transaction. But the Consumer Notice is NOT a Listing Contract, so whatever is agreed upon in the Listing Contract is what you will pay as far as commission. If the agent procured a buyer for the property, through listing on the MLS and marketing, then he is due a commission. His negligence in not having you sign the Consumer Notice would not void the Listing Contract to my knowledge. Hope this helps.
