@Bill S. Thanks for this info, yes I sadly don't have my "rockstar" agent yet, the one that helped with the two houses I bought so far has not been engaged with me like I want, so I am currently on the hunt for someone who better understands what I am trying to do.

I told everyone I would update as we move along, so the second home is in the rehab process. We found a few surprises once we started the demo. THe last owner hid knob and tube wiring in the walls; this increased the electrical from $2500 to almost $6000 since we how have to rewire all the electrical in the house. Also, the roof needed to be replaced, we were hoping we could get away for a few more years, but it was just too far gone. We are a bit over budget, but we are learning a lot. I just hope we don't have any other unexpected things, and we don't have to leave too much money in this one.

I would like to get a better understanding on how much I can refinance my first BRRRR for. Houses in this market are kinda all over the place, and I also would like to have a better understanding on how much more value an accessory dwelling unit would add to the property to see if it makes sense to have one built.

Have two houses purchased, one for my parents to live in (will not be making much money on this one yet) and just purchased our second, this one will be the first official BRRR. I will let you know how it all goes.

Hi,
I have been looking at some of the resources for inspecting properties and estimating costs on this site, and the ones I have seen are detailed spreadsheets and multi-page checklists. Does anyone have a suggestion for an app I could use when visiting houses so I could just bring along an iPad and jot down details/notes when I walk through the house and keep track of all the properties I've visited? I saw a few inspection apps in the App Store, but I'm curious if there is one specifically designed for investors, or if anyone has recommendations for one they found particularly useful?

Hi! I am purchasing an older house 'As Is' and it has some aluminum wiring, which we plan on replacing as soon as we take possession. We are trying to use conventional financing, but I keep getting rejected by insurers because of the wiring. I would be appreciative of any suggestions for this type of issue.
