I'm starting a new remolding on an old duplex and am curious to know your opinion.

Would you say a multi family house is worth more when all utilities are separated between the units (tenants pay utilities) compared to being not separated and landlord charges more for rent to cover utilities.

Do you believe the property's value or saleability is affected?

I have two notes on two commercial properties. They are under a year old and balloon in 15 years. Does anyone know if it's possible to sell these notes? If so then where to go for more information.

@Gabriel L. We absorb the cost. We've made a simple prescreening application with Google forms that we send to interested people. Those that look good we call them and explain downloading the app to do the background check. So far it has worked out ok. We only have 7 units so it is ok right now, but as we get more we'll probably end up leaving RentRedi and going to Renttec Direct or something because of this issue.

We are currently switching our property management software to RentRedi. Has anyone used this?

What do you like/dislike?

One thing we are struggling with is when we get a potential renter wanting to fill out an application and we tell them they need to download the app first, to fill out the application, we end up never hearing from them again.

Has anyone ever had this issue and how have to over come this issue?
