Hey @Shawn Questa! We don't have too many local investors  here in Dallas but I have a realtor I can connect you with if you like!

@Jaycee Greene as always thank you sir! Also I have someone you may be able to help and will give you a call later this week!

Hi there Joshua! Sounds good. Thank you.

 Hey there,

I am looking to get into SFR & 2-4 MF Fix & Flips and Buy & Holds.

@Shawn Questa Great. Are you wanting to do that in North Dallas? Do you have a price range (down payment target) or a certain area/school district that you're focused on?

I don't have a particular price range right now. I am looking to Work with an Investor actively Investing and Working on Deals in the Area that I can learn from and provide Value to.

@Shawn Questa What value do you expect to provide to an investor?

I am an Architectural Designer with 25 years of Single Family Design Build Experience.
I understand Site Planning, Zoning, Design, Space Planning, Structural, Construction Workflows and can Manage Development from start to finish including Working with Consultants and any Governing Agencies as needed.
My Design eye can spot untapped potential and ways to boost ARV with ROI-driven Design.
I specialize in SFR Design and understand Construction, but seek more Experience in Real Estate Acquisitions, Funding, Budgeting, Scheduling, Marketing and Dispositions.

Hi all,

My name is Shawn, and I am a Residential Designer with about 25 years experience.

I am looking to pivot more into Real Estate Investing.

I am looking for an Investor in the North Dallas Area who I can work with and learn from and in return, possibly add some value to their Projects with my particular skill set.

I've been going at it alone, learning all I can, but am a bit stuck in analysis paralysis.

Thanks.

Hi Shawn good luck with your flips! Beyond trying to connect on this forum would recommend look in the BP Meet up section and checking out local DFW FB RE investor Facebook groups as well as Meetup.com and Eventbrite for local events.

Thank you all for your responses. I've realized that embracing all types of Investors and expanding my Network in every way aligns with my Goals and benefits the Investing Community as a whole.

Hi all,

I am curious what some of the Pros would do to Help a Seller in this situation while making a Deal happen.

I found a 200+ day old MLS Listing where the Agent said the Seller is in Financial Ruin, hasn't Paid the Mortgage in a year, owes about 180k on an approx. 210k House and multiple Buyers have backed out.

I don't know how someone could not Pay their Note in a year and not at least be in Pre-foreclosure.

House needs some Interior Cosmetic Work, Wood Fence Repairs and some Plumbing Work.

I want to turn and run, but I recently heard where there is a Problem, there is Opportunity.

I thought this might be an interesting Case Study.

Thanks for the Ideas.
