Hi

I can do a general estimate on my own but I like to bring my gc out all the time as he can identify problems with structural, code, etc. And as pricing is a moving target as well as lead times, his input is invaluable both from a cost but also scope of work standpoint

thank you for the thoughts. I hadn't thought about in the event noteholder passes. I would think there would be something to cover that situation that an attorney could do.

I'm tied up $$ with three active flips but want to try to keep moving, if possible, and looking to get creative

I've "heard" that seller financing may be less expensive than a hard money loan. I appreciate your thoughts on all the possible family issues. I can see where that could get ugly!

My partnership is and things have fallen into place nicely in terms of each of our roles.  My accountant advised us to form a separate S corp for the projects we do together therefore we split profits and expenses and will also help for tax purposes

Hi

Im sort of starting out....I have 3 active projects but want to explore and hopefully structure seller financing deals as Im financially tied up but want to keep building my business.  Any advice on what to avoid, what works, where to look....any experiences would be great!

Hi, my partnership is relatively new but working quite well. We have defined roles (hes money and im time) meaning he deals with the $$ and looking for projects and I keep projects and contractors moving on schedule.  I would also advise you to get a contract between the two of you, no matter how informal that outlines profit split etc.

Good Morning! Happy to be here and join this group!  I am "new-ish" and looking to use more private money as opposed to hard money. (Im in Mass if that makes any difference) Any advice on where to look to find investors?
