Someone in my neighborhood facebook page is selling an electric stove/range. I just figured I'd post about it here in case anyone is looking for a used, working one for a property in Clarksville, TN. Their post quoted here..."I thought I’d ask here before putting it on marketplace. We upgraded our stove and we are selling our old one. It’s a Samsung electric range, 5 years old. Works perfectly fine. Never had any issues. $500."

I would like to learn from others on the platform who have been where I am. As I mentioned in my reply to Hamp, I'm concerned about the state of the market and the price of money, particularly since I don't have a lot of capital to get started. Firstly, I'm interested in hearing opinions, facts and figures related to the current market conditions. Additionally, I aim to build my network and finding other investors, property managers, agents, and wholesalers in middle Tennessee or other areas in which I might one day invest.

Thank you for your service and congrats on your upcoming retirement! I retired from the Army in 2015. I'm not sure what I will find for my first investment. Our home mortgage is at 2.5%, so it would instantly cash flow if we rented it. It would make sense to make our current home the first rental property. We are considering house hacking the next place. We don't really want to go back to living in an apartment or multi-plex at this point in our lives. We have discussed the possibility of finding a deal on a single family home and upgrading it. I am a little concerned about the idea of buying at the top of the market and when interest rates are up. What have people on this platform been saying about the timing of investing in this market?
