@Shawn Ackerman sorry,late response tha ks for all the info so far! To answer your questions she does have a mortgage on the property, with a monthly payment of 650$. Property taxes 1048.29 and seller is asking 5k down, so i assume id need to ask atleast 7k down on my end.

@Theresa Harris thanks Theresa, and i can possibly get it for 93k, but im lacking financing. If i put up the earnest money and some down payment ill be out of funds for the deal. Thats why i'm turning to our community if i cant find a solid game plan im afraid im gonna have to back down and lose my first deal.

@Shawn Ackerman okay, so if itll rent for 800 with a traditional in the sandwich lease option with 25% added to it, i would charge the new tenant 1000$?

Hey community ,
I have a deal in the works and I'm new but with all the reading i've done in this site i wanted to try my hand and apply the knowledge with no coaching, and as little money into the deal. The deal is as follows:
Single family home :2 bed ,1 bath full size back yard with a detached garage, basement and shed. Home has new roof, floors, water heater, painted overall well kept and owned by a handyman who wants to relocate to be with family.
Asking :97,500$
Open to any financing options,
located in good neighborhood, in Montana and local homes in the neighborhood is going for 140-160k
How should i go aboyt this i feel its strong but i really would love your opinions,thanks

So found this land deal over in floweree Montana it's gone tax delinquent and has a very old 1900s home on the lot that will need work, the seller is very desperate for relief from this deal. However, this would be my first deal and I have no coach or experience and from what I can see with location playing a factor there is not much out there in floweree mt. A 25 min drive to great falls. I would like advice going into this , if I got it for cheap would it be worth to offer seller financing to make profit ? I want this as an investment not for main living but that location is very bothersome.
