I found a potential rental house for $129,000.00.  The property is a 4 bedroom 2 bath.   The owner is willing to sell the house using owner financing. Also, rent in the area is $1000.00 - $1200.00.  What do you think of the terms?

Terms:

Owner financing it 20 thousand down preferred. but may work with 15 or more down. 9.5% interest for 20, 25 or 30 year, no escrow. no prepayment penalty and no origination charges for loan. The property is sold as is.

My name is Shedrick Archangel and I moved to Lancaster,TX after retiring from the military, I am south of Dallas. Caught the real estate bug while in the military, but been on the sideline far too long. Over the previous I have been filling in the gaps, reinforcing, and gain knowledge of real estate. I have read plenty of books on real estate, business, leadership, etc. And I am well informed of my area, class C, B, A locations.
