Hi I own a home in Orange County California which we had rented out to a family for 20 months. We are now moving in that house and gave 90 days notice to our tenants to vacate. Tenants are demanding for relocation assistance which is worth one month of rent. Are we responsible? FYI its single family home

Hello I called my insurance company amd tried to convert my homeowners policy to landlord policy. Apparently the company no longer do that in California.

So recently we accidentally left the side patio door open and water from the rain got in. Our insurance company denied the claim saying it was ground water damage. They have nothing to prove that. They denied my claim. What should I do next?
