@Noureen A S. Depends on your lease, but I’d rather not expect/rely on my tenants to take care of it. My rental is about 20 mins away from my house and actually the neighbor offered to manage lawn care pretty cheap as he’s retired/bored and wants it to look as nice as his! Lol so you may be able to get into something like that.

I’ve also seen some clients I do books for that do an exchange of rent for lawn care or rent for maintenance (not like a full or even half month, but just a set amount). It’s usually costing the owner less but the issue can be if the tenant actually does the work or knows what they’re doing.

@Steven Luttman have you looked into the details of the moratorium there in NY? I ask because I had a very similar experience over the summer and in KY where my rental is, there’s an eviction moratorium as well. However, the fine print states evictions will be allowed “for reasons other than non-payment” to include anything criminal.

This is not to say that would be a cheaper or faster option if it is an option there, just wanted to share in case since I hadn’t even realized it til I consulted a lawyer.

@Rafael Trinidad I’m pretty new to this but I just tried and was told with everything going on that most lenders won’t do it against an investment property and it’s tough on a primary residence as well. I tried it on both of mine (rental is owned free and clear even) and primary has about $80k in equity and still got denied.

@Jesse Unrath I have a relative who does here in the US but like Joseph mentioned it’s easier to stock up on household/personal care stuff.

There’s an app you can check out Krazy Coupon Lady and she breaks down exactly what to buy, where, what coupons you need and where to get them! Not sure if it would be useful in Canada or not but there’s also a lot of YouTube videos that do similar.
