Thanks Ali, that was great insight!

The main reason I would want a partner is to split the initial capital needed to start my first deal. However, I am currently focusing on learning as much as I can before making my first move as well so I am not in a rush to find a partner.

I have also noticed the deals on these sites aren't showing anything close to cashflow positive properties but it does help me gauge the rent prices around specific areas. I guess I will need to do some drives and attend open houses. 

Thanks for the advice! I actually found this site through the BP Podcast haha. I am planning on going to meets in the near future. I'll definitely get to reading the beginner's guide asap. 

Hi! My name is Franklin, despite what my profile says haha. I am pretty new to the LA area and new to investing in general. I was wondering if you guys have any advice for me to get start in investing in real estate in general. I am working full time so I don't have time to go out daily to seek out deals but I do my research right after work daily. My main goal is to eventually get into the market with a rental property.

I just have a few questions if you would bear with me!

  • Is LA's market too competitive? 
  • Should I try to work with a partner for my first deal? 
  • Should I try to flip houses instead? 
  • Where are the deals coming in? (MLS, Redfin, Craigslist.etc.)

Any advice is appreciated!

Also if you just wanna grab lunch to talk about real estate and/or life, I would also be open. This is my 5th month in DTLA so I would love recommendations for food as well!
