@Steven I work at sherwin williams and your best bet is to use a shellac based primer to get rid off the odor. That product seals stains as well as smoke scents. I have contractors come in all the time looking for a product that will get rid of built up smoke stains/ordors from homeowners smoking over 30yrs plus.

@Trevor, thanks for showing me your letter. I am going to try to hire it out because I realized how time consuming it is to do myself and with 2 kids under 4 yrs old.
This is what my first set of yl look like, now that I'm looking at other yl samples I'm starting to think that mine is too simple.

@Gary, I'm targeting absentee owners who live out of state that was built after 1979 due to lead based paint issues and who have owned there homes for at least 10 yrs. That criteria only generated 109 ppl. Am I limiting myself with all the crrieria I have?

Thanks guys that's some really good feedback. Do y'all put your real address on the envelopes or is a PO Box ok to use. And do also hand write that or can I use a stamp? Which is better.

I am in the middle of handwriting my first batch of letter (109). I can't imagine doing this for 250 or even 500 letters. My hand in cramping and this is really time consuming. Can someone please share with me some alternatives to DM and still get the same handwritten look. Thanks

Congrats on completing your first deal and overcoming all of the obstacles you faced. Most ppl would've quit and would've used all of those situations as "a sign" not to persevere, but you didn't quit. Your parents must be proud of you. My RE investment plan is similar to yours. I've been talking to a few sellers and may be putting one of them under contract soon. What contract(s) do I need to get to close my first deal from start to finish and from who/where to I obtain them? I've heard that you can get these contracts from like staples, is that true? I'm really stuck on this?

I'm going to attend my first REIA mtg in a cpl days and was hoping if I could get some input on what/who I should look for? What questions I should ask etc. I'm hoping to meet some cash buyers (rehabbers, landlords) also I would like to meet some realtors. My goals are to meet key ppl who will help me in the beginning stages of my investing. My goal is to use wholesaling as a vehicle to build my re portfolio, I want to be able to purchase my first rental property by the end of this year. Are there any other key ppl that usually attend REAI mtgs I should be on the look out for? If so, what questions should I ask? Thanks

Thank you for this info it's very helpful. I've used zillow, eappraisal, and realquest and haven't found any of them to be helpful. Since the property is literally right around the corner from me, what I've done is put in my address and zip in the remax listings search to see what houses are going for in this area. Do you think that will help me at all; or should I try and get info on what houses actually sold for in my area in the last 90 days or so? And if the latter is better, is there any resource available to me that I can access myself or will I need a re agent?

I'm currently looking at a property that (according to the state's property assessment site) is market value is $105,000. I think it's a vacant/abandoned house b/c the 1st flr windows are boarded it up. I've gotten the sellers phone number and current address from yp dot com and am about to ask her if she's interested in selling. She paid $43,900 in 1990 for the house. I think it may need appx @12,000 in repairs. Is there a general formula to figure out what is the most I should ask from my end buyer to pay for this property if I hope to make a profit of appx $3-5k? Or should I be looking for more or other information to factor in to make this potential deal work? I need some insight please. Thanks

Good Morning, thanks I appreciate your feedback. That's what I thought but just wanted someone else's opinion.

What actually got me interested in that site was that they offered forms such as proof of funds, purchase agreements, websites, etc. Which now I'm discovering I don't really need to subscribe to them in order to gain access to those documents. I'm finding the podcasts and forums on BP to be quite helpful.

How long have you been wholesaling, how did you get involved in re/wholesaling? What advice or suggestions do you have for someone just starting out?
