Hi I am looking into investing into a single family rental in Poinciana. What would be the typical rent for a 3 bedroom and what would it be for a 4 bedroom home? Is it good quality tenants? Would it rent quickly? What places to people work in in this area?

I bought a cash flowing property last year. Today the same property type in same area is 20% more. I will still cash flow with 10% ROI due to better interest rates. SHOULD I buy it at a higher price now?

I established a series LLC for my 4 rental properties with the plan to add additional properties to the series. Now I read somewhere that if my mortgage is still in my name, and not transferred to the LLC name, then its of no use and I will not be protected from litigation. I have paid big bucks to create the LLC and transfer each property into the LLC including paying transfer taxes or stamps a second time when I did the transfer. Was it a mistake to create the LLC?
