playing on mls. If you don't have access to mls get w a good realtor. Look at price/ft, days on market, schools etc

@Barbara G. It looks like our rents in the fall and winter will be around $1,250/m and in spring/summer $1,350/m.

@Lance Davies Funding was an unsecured loan from a local bank.  The sellers paid the back taxes out of their proceeds at closing so I didn't have to mess with it.

@Siraj Ahmed ours is at the city level at the sheriffs office. Could be tax assessor if not sheriff

@Yael Sherlock We used vinyl plank flooring from Home Depot.

@John Casmon I'm going through a local bank for the long term financing. Financing $100,000 4.9% 5 year lock amortized 20yrs.  P&I $687/m prop tax $117/m insur $120/m so about $890/m and will rent for approx $1,350.

@Michael Le the mortgage will be much less than that but I am factoring in taxes and insurance which brings it to a total of $900/m all in.

@Crystal Aasir Great question! We are more focused on building long term wealth and it will be very difficult to find another deal this good.  I'm fortunate to sell enough real estate to keep money coming in and the bank is sitting on the sidelines ready to fund a deal at any time so I didn't have as much of a need for the proceeds as I did monthly cash flow and building long term wealth.
