Hi All,

I plan to invest in SFH in Cleveland area in next few quarters.

This is what I plan to begin my search with:

Type: SFH

Price: Under 85k

Rehab: Light rehab, like fixing walls/paints, floors, painting kitchen cabinets, minor repairs etc

Finance: Should be appraised for at least the selling price or more

Neighborhood: C class or better

Appreciation: Not interested

Cash Flow: 150-200$ pm

Permit: No permit violation

Tax: No tax backlog


(I am willing to go up to 125k, if the property is Turnkey and meets other criteria.)

If you think no properties will fit these criteria in Cleveland, please share your insight, this will help me align my criteria better.

Hi, 

I am currently on H1b visa too. Since we cannot earn active income but can build an LLC, you must have people work for your airbnb (ie. property manager) for it to be considered as passive income; that you are just the owner and investor. This is just based on my own research, I haven't done it myself. Make sure to consult your immigration lawyer before proceeding. I just started on my first STR. I am on H1b. And yes, it has to be managed by a PM.
