I agree with @Aaron Mazzrillo, I recently moved to Orange County in June (from New York) and feel overwhelmed with opportunity here and in surrounding areas, like the Inland Empire, I realize it takes a lot of legwork to familiarize yourself with your market and to find the best deals, but it's sure easier than trying to do the same thing from across the country!

I have been a member of this site for a while but was never really active (but I've still kept up with the best podcast on the web!).

I have recently moved from New York to Southern California for work and will be looking to purchase my first property in the coming months, probably somewhere in the Inland Empire since I can't afford anything in Orange County, but I would like to stay in California. I am also excited to say I will be taking my RE Salesperson Exam in a couple of weeks to get my license.

This is a very exciting time and I'm looking forward to become more active on the forums! Thanks for creating a great community BP! I will surely be in touch with investors in my area ( @AaronMazzrillo, I'm talking to you! Your podcast was awesome.)

Hey BP! I'm fairly new here, been lurking for a while, but I'm finally getting the motivation I need in order to get my first deal done. My problem is that I cannot get in contact with the property owner! I have tried three phone numbers listed on Intellius, no answer and no voicemail set up. She has no presence online (facebook, etc). Any suggestions would be greatly appreciated!
