Michael - thanks for the quick response.  I still don't understand where the 979% comes from - what are they using for a formula?

Can someone tell me how me how BP arrived at a 979% COC ROI for this deal? My total out of pocket is -$20 and the annual cash flow is $3,276. If I understand COC correctly it should be $3,276/-20 or -16300%

What a I missing?  Any help much appreciated.

Kristina - thanks for the quick reply.  I did run in through the calculator but there are a number of things returned.  

For example I have one property that has the following returned from BP BRRRR Calculator:

8.3% Cash on Cash ROI

8.5% cap rate

Annualized Total return (year 5): 25.10%

If I am trying to compare this property to a stock market fund that on averages 9%, how do I know which one of the returns is better (property of fund)?

Newbie here.  I have a 13 rental homes and I am having difficulty figuring out how to compare my BRRRRs to other investments (like a CD return or Mutual fund return).  What is the best metric to use - is it Cash on Cash or something else?

Any help much appreciated!

So if that is the case - how do you compare it to other investments (I.e. is it CoC)? When my wife asks me what our return is - how do I answer? That is where I get confused?
