I'm aiming to invest roughly $2m.
I originally intended to buy the US properties with my discretionary offshore foundation which holds the rests of my assets (possibly with a US LLC in the middle) to control the estate tax risk. However, under that arrangement it seems the US will impose income tax to both the occupants (family receiving the benefit of the property) and the holding entity as well.
The life insurance angle might work though, thanks for the great idea! I'll explore that ASAP. By chance do you know any US Tax Advisors experienced with property owners who are non resident aliens?

Hello,
I'm looking to purchase multiple homes in the US for my parents & siblings to live in for free.
I am curious how to optimally structure this from a tax standpoint.
My parents are US citizens & residents. I am neither a US citizen nor resident.
Ideally for estate planning purposes the structure would live beyond my lifetime, therefore navigating cleaning around the US estate tax which starts at $60k for non resident aliens with US based assets.
Any one out there have any suggestions?
