Thanks, all. As far as I know most of these options, with the exception of hard private money, require w2 for approval? What if that’s not an option?

There are a number of nonQM mortgage products that can assist even without a W2, honestly most of it starts with a consultation with a lender that has done these types of deals in the past

Thanks Clayton. So nonQM is applicable for construction loans and the follow up mortgage?

Hey, all. What are some of the most creative ways to finance the purchase of a lot and build a single-family home (primary)? Traditional methods and that much cash might be a barrier. I'm looking for some new ideas if anyone can make suggestions. Thanks!

Hey Jared. I am also in search of similar resources in that area. I looked at some properties in the Catskills last week that ultimately didn't fit the criteria. Let me know if you want to connect.

Hi Basit,

It's probably been a combination of outbid, or out contingencied, and a bit of financing at the levels we want. Plus, it would be a first renovation project, and other properties we may be able to close on are huge projects. Since those particular projects are way out of my scope, I'd love to connect on here with trustworthy contractors that I can bounce ideas off. We're also starting to scour other forums for possible investments outside the traditional MLS sites, and other areas like upstate NY.

What areas of NY do you invest in?

Thanks!

Hi, BiggerPockets community,

My wife and I have been trying to close on a property for quite some time in the New York area and have not had any success, so I'd love to connect with anyone and everyone in the area or surrounding markets that we can learn from to make that happen! We're open to various options, like house hack, multi-fam, BRRRR, etc. Looking forward to where this takes us.

Thanks,

Simon
