Interested if any investors would consider Granada Hills to be a good rental location for two homes on a large lot. One is 2+2 and the back house is 4+ 3 with pool. private entrances and income from tenants around $5100 per month.  $900K off market price. 

Anyone have any experience buying, flipping or owning in Granada Hills?

Off market blank canvas flip house. $1.7M all cash for a fast close. Re-sale approx. $2.2-$2.3M.

Septic Tank overflowed in February as the leach field was not working properly and came up through the lowest point in the house which was the toilet by the kitchen. The spillage only went inside that bathroom and no other place in the house. Due to the fact the rain water mixed with the septic it was known as “Black Water”, the seller informed the insurance company due to it being black water and the insurance company removed all wood flooring in the house, the kitchen and the exact bathroom which it came up through.

The insurance company came in and remediated the issue following the back up in the toilet, there was no back up or flooding in any other rooms or house at all. Due to the fact it was black water was the sole reason all flooring including the entire kitchen was removed, even though the backup itself was confined to one area and hardly anywhere else.

Per the seller the issue lies with the septic and the leach field which caused the back up to happen, the attached drainage report reflects this.

Property is currently a blank canvas, just needs a remodel then it can hit the market, property is located on Oakfield Rd which runs parallel to the freeway so from the back yard there is freeway noise, not inside the house.
