If I own the home for at least one year, I only pay capital gains tax? Is that correct?

Did you file the proper Notice To Owner form, and has it been more than 45 days from when you first Started work on the job? No Job started and completed two weeks ago
If a permit was reqired for the work, a Notice Of Commencement is also required. If this was not filed, you may can still file your Notice To Owner even if the statutatory 45 day clock to file your Notice has passed. No Permit was required
How long since you Finished work on the job? Two weeks

I was subbed by a GC to do the work at a chain restaurant. I sent him a bill two weeks ago with no response to phone calls or emails. No permit for the job.

Kind of what I was thinking. If I go the small claims route will I be able to recover money that was invested in court/legal costs or just the amount I'm owed?

I'll keep this brief, I'm an electrical contractor and I was subbed out to do some work for a guy. This was the third time I did work for him and never had a problem getting paid the first two jobs. Well now for the last job I did for him he has apparently decided not to pay me. What are my options for getting paid by this guy? It's not a lot of money but at the same time I don't want to just chalk it up to lesson learned and let the guy get away with stiffing me.

I'm weighing my options for buy and hold strategies and was hoping people with experience could chime in. I'm interested in learning more about Vacation rentals, what sites work the best, horror stories, success stories, etc. Living in Florida on the gulf coast presents a lot of opportunity, and on the surface it seems like it could have less headaches than long term rentals.
