Thanks man. I guess that was kind of obvious, sorry about that.
A tangent on the HAFA stuff, included in it is the requirement that lenders must "develop a written policy that describes the basis on which their minimum acceptable proceeds are determined by". I imagine this is something they keep very close to their chest? If their policy were known then it would make it much easier for us to determine what to bid for their property.

True. I guess, what I'm asking is can you describe what is occurring after you put the home under contract but before you find a buyer, that space in between. You have made a pledge with the seller to buy his house but you dont have a buyer yet, could be wholesaling but thats easier to deal with, so say you are flipping or selling on lease option. And yes, I get that you are marketing the home aggressively, signs, ads, buyers list etc. Maybe I am making a mountain out of a mole-hill, but like I said, for me that seems like one of the most stressful parts of the process.

Sorry I should have been more specific. With the current filter, at least on my crummy, outdated browser, it allows me to select the timeframe, but not sort by time. I.e. say I want to search "short sale" I want to get all the results, because there have been a lot of good posts over the years, but I want to start with the most recent ones because I know that a lot has changed from three years ago until now. I dont see a way to organize the results by most recent first? Or am I missing it

How about late spring/early summer lol??? I.e. when I will be back from deployment? Last year I was on the East Coast for a few weeks of training and missed it.

Josh, is it possible to update the search function in a way that we can choose how the results are displayed, i.e. by relevance, by date etc?

Josh how are the audios broken up? My internet connection for the next 6-8 months is suboptimal at most, unfortunately don't think it could download gigs worth of audio.

Am I missing something here (probably am because there are a lot of smarter people here than I), but everyone is talking about "banks requiring 90 day seasoning" etc. I just reread HAFA and that 90 days is clearly stated there, i.e. by the government?

(Preparing to be told I am a retard for missing something obvious)

One benefit that we talk about when selling a seller on the idea of selling Sub2 (wow that was a lot of the word "sell"), is that us bringing their loan current and subsequently making timely payments for years to come will raise their credit score. Does anyone know how long this will actually take? Are there any credit specialists out there who can give us a rough idea of how much impact say a year of on time payments would have on a persons credit score after they have been negligent?
