I wondered if there is anyone interested in purchasing buy&hold or buy&sell properties in Cheyenne Wyoming?   I am a wholesaler that might have some good deals comming up.

Every deal I look at I have some fear.  It's normal!  You just need to do your best due dillegence and you will do great!

Its not that I'm not getting out there and finding deals.  It's that there is always someone beating me out on a great deal!

Example1.   I found an arvada property that had a crappy house on it.  They wanted 500k and had mls agent make a 480k offer.  Now this property was sitting on 2.2 acres!!!  Cha-ching!  I did all my research and found the city was willing to subpartition the land to smaller plots.  My exit strategy was to subpartition the land and sell the plots!  I was sitting on a gold mine!   But, the owners picked a lower offer because the other was a cash offer and they didn't like my assignment terms.

Example 2. I found a property on the MLS in Aurora, CO for 75,000. Which is totally unheard of a property being so low. It was only a two bedroom less than 900 sq ft, but my ARV was at 185K! I figured 50k for fixup which i think is high. I put down a FULL price cash offer, but someone beat me out because they would close in 10 days instead of 15 days! Arrrgh!

I know if i keep plugging, one of these gems will happen.  But, sometimes its frustrating.

I refuse to tell you guys i don't have time for this business!   The potential on one of those two offers and future offers are just to great to tell someone i don't have time!
