Post: Finders fee Real estate Agent, How Much is fair????

Hey all, I called a agent to help me find MHParks to buy in a different town.  What would be a fair fee to pay the agent for bringing a deal to the table?  He sent me a buyers agent contract for a year, including a 4% fee due even if I don't close because of circumstances being my fault.  Im not signing that!  I was thinking a percentage up to a certain amount.

Thoughts??

I gave my 2 weeks notice this morning.  Will now have plenty of time to finish a couple recent purchases and get them rented, hopefully before college gets into full swing.  And, just live life more on my terms- at my pace.  Mostly, spend more time with family, etc...  The important things in life...

Should have enough income from 7 properties (10 doors-ish)- to live on.  I want to simplify/downsize my life anyway.  Pondering temp work to keep sharp- but still make good money on my terms...  Scary, but at the same time---- Pretty exciting stuff.

Anyway- thanks!  The biggerpockets community has always been helpful for many things- real estate knowledge, general financial knowledge, and "life" too!

Definatly get all the expenses, rent roll and income.  I'd knock the occupancy back to 80% at least and use current numbers.  Expense ratio will be higher then normal (small facility) unless you do the managing, snow, grass repairs your self. If his expenses are low he is probably running it all him self.

I'm very fortunate to have landed that deal, It was the one in 10 Robert Kiosaki talks about.  Look over 100 (now 250 in this market) make offers on 3 and buy one.  Of the 10 deals you buy one of those is a hit out of the park deal.  This was one of those 1 in 10.  It is at 94% occupancy today. :)  Thanks for the support!

I've got a self storage deal found in the Houston area.  I'd like some advive on testing the market for need, there seems to be a storage facility on every corner with a wide variety of prices and availability.   It has a decent drive by local, near large subdivisions,  and multi familys.

Hello, Im looking at a storage business and would like any info about Houston I can get.  Is Houston still a Oil boom and bust town or is it self sustaining?  What is the Houston market doing?

Also looking for a experienced investor friendly agent in Houston.

Gave 346k for the business in Nov last year.  I'm not sure what the normal is for the industry.  My payment is 1800 a month.  The occupancy has climbed since last November because of my new management.  Prior years were at 55 to 60% occupancy.  Cash flow is fa-nominal!

I tried to enter this market and backed off because of exactly what you guys are saying here.  Trying to find deals from a distance proved to hard.  I decided to wait until I move up there then get to know my way around better.  Defiantly a hot market, wow.  Any insight on expense ratios for multi family in anchorage?  It looked like to me it was around 60% ??
