Yes it should sale for more than 275k. I got a great deal! It appraised at 430k “as is” estimate rehab 60-80k

Per unit $1850-$2k per unit.

$130k debt on home including HELOC, monthly mortgage & HELOC $1,155 month.

The apartment sale price 275k, loan amount 261k with 19k grant, no money out of pocket. after rehab rent 1850-2k month for location. 
my home 4 bd 2.5 b worth 217-230k will rent for 1800-2k month. I have an HELOC on my home. My realtor stated I may not have enough cash to cover rehab cost after selling. I wanted to list for 230k realtor stated over priced so will list 217k Also considering long term air bnb.

Hello, I currently live in my home, I'm closing on a 4 unit 2bd apartment building (which I will live in one). The apartment building needs work all 4 units (60k) trying to decide what makes most sense.

-Sale my home that I currently live in to fix up the apartment building or

-Keep my home and rent it out- use HELOC or

-Take out a loan to fix

Any advice is appreciated,
