Anyone have a suggestion for an investor-friendly attorney and tax accountant in the Bellevue, Redmond, Issaquah or Snohomish areas of Washington state? I'm looking to get professional advice on setting up LLCs and tax strategies for real-estate investments out-of-state. Thanks!

I'm in the market for fourplexes with good cash flow. Some details on what I'm looking for:

  • Less than $150k
  • Minimal rehab needed
  • Ok if unoccupied, but prefer a few tenants in place
  • Rents close to 2% of purchase price
  • Built 1970 or later
  • Open to any location, but prefer Southeast
