I'm currently working on a wholesale flip and deciding on what the assignment fee should be. Because most hard money lenders LTV is up to 65% of the ARV- can anyone tell me where they typically are getting their figures for the ARV(ie-comps, zillow, eppraisal, etc).

Just wondering if there's a market for flipping by assignment manufactured homes. Anyone with experience or opinions would be much appreciated. Thanks
If I contract on a seller's home with an"Option Purchase Contract,"
and I decide to assign the property to another investor, would I have to use an "Assignment of Option to Purchase" contract with the title company? Wasn't sure if a regular general "Assignment" contract would work or not?
Anyone know a good title company that works in all 50 states and is good with investors who assign properties?
Also, I have been fortunate to have a neighbor give me a probate lead in a different state that if I do will assign to a rehabber.
How do I set up a contract so that when the rehabber looks at the property, he/she doesn't try to "go behind my back" and cut me out of the deal?(ie-buy the property at approx price that I would)
Thanks Mitch- the $599K is the approved bank short sale negotiation fee. There are no back taxes, hoa fees, etc.

If I would pursue this it would be a double closing flip. My concern
is that once I contract it I would have to immediately re-list it
to get a possible buyer(retail/investor) I wouldn't have as much
time because the ss negotiation part has been done.
What type of exit strageties would be at my disposal? Also with
the b-c end buyer does it always have to be an investor with hard money/cash to be approved or are there conventional lenders who would possibly work at?

I was contacted by an agent that has an approved ss listing for a luxury home at $599k. This home has an appraisal ranging from $830K-1.15Mil depending on website.
Any advice on whether or not to do some more indepth research and possibly pursue this. All thoughts extremely appreciated.

of doing that work myself? (of course if it' listed at a great price)
This would be to double close- the only advantage initially if there is one, no haggling with the bank on the SS. Any help would be greatly appreciated! Thanks

I'm getting ready to contract on my first short sale. My question is I've heard that other investors state they don't put a time frame on the contract-how is that possible? I thought of putting 90-120 depending on the ss negotiation- and then putting in a contigency on approved short sale?
Also which is better for a SS- standard purchase or option?
