We are looking at companies like Unison or Hometap to access equity in one of our properties. Anyone have any experience using any of these companies? Looking for pros and cons? Some of the obvious cons are the percentage of equity these companies are asking for. Another are the fees up front. The big pro is this is not a loan and there is no incurred debt or monthly payments. Any thoughts here would be most appreciated…

If I rent to a family member at current market rate and have a fully executed lease, can I claim this property as a legitimate rental?

We would like find a creative way to finance a project in rural Eastern Shore of Virginia. There are 2 houses on 1 lot. House A is 1760 sq ft. Needs major rehab. House B is 1300 sq ft and also needs a full gut rehab. Seller has asked for 65k total. Rehab for House A is between 125 and 130 k. House B will be about the same even thiugh it's smaller, it needs more work. ARV for each house 225 to 250k each. Avg rents for these size houses is 1400-1500 each. Seller does not want to carry back a note but is open to delayed purchase. Any suggestions on delaying purchase for a a year or 18 months, finance rehab, refi in a year to get seller and lender paid? Seller obviously needs some sort of collateral for their security and payoff guarantee.
Please put on your creative caps and help me create a win/win/win for lender, seller and us as the buyer.

I am looking for an investor or PM lender to help fund my deal on a 10 unit apartment complex in Stockton Ca. 100 % occupied. Nearly stabilized with 4 units left to renovate or upgrade. Large upside in this opportunity zone property. Cap rate of 6.4% time is of the essence.
930k loan 70k rehab.
I am offering 10% on 300k for 12-18 months interest only payments or a cash out option at time of refi of 12%. No upfront costs, no prepayment. Your loan would be in 2nd position until paid off.
If you are looking for an excellent return on your investment in a relatively short period of time, this is it. No tricks, no scams, no gimmicks.
I can provide you the OM and rent rolls if interested, but if you really don’t care about that stuff, cool. Let’s just get this thing purchased. I will take care of everything. I just need the down payment. I have everything else in place.

Mark, I think it all comes down to money. If the ex is willing to take “X” amount of cash to walk away, what are some ways she can use the house to get what she wants. Because he is the only name on the note, is she able to give him cash in exchange for quit claiming the house to her? Will this trigger “Due on Sale” ?
